Kes Bunuh Dekat Valencia Apartment Seksyen 25 Shah Alam

SHAH ALAM – Pertelingkahan dua rakan serumah berakhir tragedi apabila salah seorangnya maut terkena beberapa das tembakan yang dilepaskan oleh penganalisis jenayah, Kamal Affendi Hashim kelmarin.
Kejadian pukul 9.53 malam di Blok E Flat Valencia, Taman Seri Muda, Seksyen 25 di sini itu berlaku apabila dua lelaki berusia 21 dan 42 tahun yang tinggal serumah di tingkat tiga bangunan bertengkar.
Difahamkan, pertelingkahan tercetus apabila lelaki berusia 21 tahun yang ingin berpindah berang selepas mendapati pintu biliknya telah dirosakkan rakannya.

Lelaki berusia 42 tahun itu bekerja sebagai operator kilang manakala rakannya merupakan buruh binaan.
Ketua Polis Daerah Shah Alam, Asisten Komisioner Zahedi Ayob berkata, si mati yang gagal mengawal emosinya bertindak mengambil parang sebelum mengamuk menyebabkan rakannya melarikan diri.
Katanya, pengadu kemudian pergi semula ke rumahnya sambil ditemani tiga anggota polis untuk mengambil barang-barangnya

How To Calculate Monthly Installment?

Benda ini memang macam basic je bagi setengah orang..tapi last week baru ako belajar macam mana nk kira installment ni secara manual..tak ada la manual sangat pon..pakai calculator dekat Maybank jugak..haha

House Cost - Mungkin takde masalah dekat sini..korang just kena key in berape harge rumah yg korang beli

Monthly Income - Ini pon takde masalah rasa nya..just income je yang selalu tak banyak..haha

Loan Tenure - Tenure ini maksud die berapa lama korang nk ambik loan tu.selalu nya antara 30-35 tahun..maximum age depend kepada bank tapi mostly 70..paling kuat pon 75 tahun

Interest Rate - Benda alah ni la yang buat ako tak tau gune calculator ni sebelum ni..padahal senang je..sekarang BLR 6.6%..so korang just minus kan dengan berapa interest yang bank kasi..contoh nya bank kasi minus 2.1%.. so korang just letak 4.5% (6.6-2.1) dalam box tu..kan senang tu..haha..kalo korang tak tau bank kasi minus berapa..selalu nya 1.9-2.5% kot..depend kepada bank masing-masing

Pengalaman No Money Down

In response kepada Abang Ensem punye post Susah Sangat Ke ako nak share No Money Down (NMD) experience yang ako pon dulu ingat impossible..Bagi sape-sape yg tak tau NMD ni sebenar nye korang beli rumah atleast 20% below market price..so korang tak payah la keluar 10% downpayment tu


Ako dengar  NMD strategy ni dah lame..tapi yang ako btol2 serius dengan NMD ni bile ako pegi seminar NMD by Micheal Tan..mahal beb seminar ni RM2k jugak tak silap ako..tapi nasib baik la sponsored..haha


Ok2 cut the crap..ako tau korang mesti nk tau dekat mane ako beli kan..hari ni ako akan cerita dekat mane ako beli..berape ako beli..berape ako untung..bukan nk poser ke ape..ako just nk tunjuk yg korang memang bole dapat NMD

Kan bole dapat NMD tu..the reason ako tunjuk sume ni sebab nk tunjuk dekat korang memang bole dapat property 20% below market price..korang just kene cari btol-btol..and ako sangat-sangat setuju dengan Abang Ensem kalo korang expert dekat tempat tu lagi senang korang nak dapat NMD tu..


Kalo korang ade team lagi senang nk dapat NMD..team ako memang banyak membantu..senang cerita kalo takde team ako..memang lambat lagi la baru ako dapat rumah ni..


Ako pon orang biase je macam korang dekat luar ni..in fact ako ni student lg..opportunity tu ade..korang just kene grab je..so good luck untuk mencari NMD ni..

Berhati-hati Dengan Transnasional

Ako nk cerita sikit pengalaman ako dengan Bus Transnasional hari ni..pagi tadi ako beli tiket dekat melaka..kl pegi kuala kangsar pukul 4.30 p.m..sebab takde tiket direct dari melaka ke kuala kangsar..ako pon follow la member ako sampai pudu


kitorg gerak dari melaka lebih kurang pukul 2.00 p.m..agak rushing jugak la..tp sempat la sampai pudu tu dalam 4.15 p.m..ni la first time ako sampai pudu lepas die renovate..mmg nice la pudu sekarang..dh tak mcm dulu dh..ako bole kata kan pudu sekarang ala2 airport la..siap ade arrival departure screen macam kt airport tu


Memang byk la ako puji pudu time tu..sampai2 tu ako pegi sembahyang kejap dulu dekat 3rd floor..surau die pon cantik..ako pn puji lagi..lepas sembahyang ako pon turun balik..menghadap screen arrival departure tu..ako tengok Kuala Kangsar dh ade tapi no platform still takde..dekat status die pon blank je lg..so ako pon chillex la dengan membe ako depan screen tu


Chillex punye chillex..dalam 4.35p.m tu..tetibe status die dah berlepas..ako pon mengelabah la pegi dekat kaunter tanye..pastu die cakap bus tadi dekat platform 10 tp dh gerak..memang panas la ako..ako dok tunggu dari tadi..tak keluar pon no. platform..tau2 bus dh gerak..gaduh la ako dengan orang jual tiket tu..boleh plak tak keluar no. platform kt screen tu..ako ni dok tunggu je dari tadi...dh la kene beli tiket baru..pukul 6.00 p.m plak baru ade bus pegi Kuala Kangsar tu..ako bukan ape..kesian la kalau ade orang lain jadi macam ako..dok tunggu tengok screen tu..tengok2 bus dh gerak..benda kecik ni maybe transnasional terlepas pandang...so ako harap transnasional ni dapat update la diorg punye arrival departure screen kt pudu


tapi ako nk puji jugak la transnasional ni..mase ako naik bus tadi..bus rosak dekat area2 tapah..tapi tak sampai setengah jam dah ade bus backup..memang cepat la..benda kecik macam screen tadi diharapkan transnasional dapat improve la..keep up the good service

Kalo korang perasan most apartment yg ako evaluate ni semua dekat seksyen 7..sebab ako pn duduk situ..so agak familiar dengan kawasan ni..Apartment Baiduri ni betul2 sebelah Uitm..Kalo korang tau pintu depan Uitm..Die depan sikit je dari pintu depan tu..Bas memang banyak stop dekat depan apartment ni..90% yg duduk dekat sini adalah student perempuan..parking dekat sini agak problem sbb die bg 1 je utk satu rumah kalo tak silap..tu pasal kalo korang lalu apartment ni bole nampak keta bersepah parking dekat luar..security sini agak bagus..sebab ade sekali ako nk hantar member ako..die tak bagi masuk..siot je..tp in th positive way nye security die mmg tight la..so jom tgk the numbers plak

Terdapat beberapa blok yg hot especially yang berdekatan foodcourt seksyen 7 Shah Alam such as blok 32 sampai blok 36..rental dekat blok2 ni slightly higher..tapi takde la beza jauh sangat..maximum pun beza RM100

Pusat Komersial Seksyen 7 Shah Alam Is It a Good Buy?

For those who dont know this place its nearby the pintu belakang Uitm Shah Alam...I think it is the nearest apartment from the Uitm pintu belakang..

I could say that this is one of the best location for landlord who targets the Uitm student

My reason is simply because
  • nearest apartment from Uitm in fact walking distance to the campus
  • lots of shops down stair of the apartment such as mamak stall,pizza,kfc,7e,workshop,bridal shop,cyber cafe,petrol station,giant and basically you could get anything there
  • i-city is only a walking distance also
The only draw back of the apartment is the parking lots..as each of the students owns a car..so a house of six person will have six car and that will cause very limited parking spaces

The most favorable block will be the block near to the main road, looks for block which start with this shop pelita,barra,molek,nasi lemak cinta sayang..most of the student prefers to rent here compared to the block near to the federal highway

The busiest block is the the block with the Barra Restaurant

That is some of the basic info regarding the area.. So lets do the math I think it is more important

    Hukum No Money Down Strategy


    Walaupun ako nak kaya cepat by buying property ako actually very cautious bab-bab halal haram ini. Ako tak nak lah kaya tapi dengan cara haram. Its not me. So since I have decide to buy property I was a bit curious on the hukum of the loan.

    I'm using the No Money Down strategy or is well known as 'Ambil Loan Lebih' to buy the first property. For who does not know the 'Ambil Loan Lebih' strategy, it is basically marking up the price in the S&P so the bank will give you extra loan. As simple as that. So this means that you does not need to come out with your own down payment. It all covered by banks.

    My curiosity lead me to use the man kind problem solver 'Google'. I was hard to find an ustaz to explain the monetary system especially in Malaysia. But thanks to Ustaz Zaharuddin for providing a superb information on the banking system and the monetary system.

    In his article Teknik Dapat Duit Lebih dari Bank, Bolehkah? he explain the use of this technique. Ako tak nak re explain the article sebab risau kalau-kalau ako misinterpret pulak nanti. So its good for you guys to read it yourself and interpret it yourself.

    The article definitely makes me feels much better. The website is very good for muslim to get the right information from the right people.     I'm Too Obsess With Youtube

    My Biggest Influence





    The person that really change my mind set is Robert Kiyosaki. I suddenly read his book when I was 16 years old and until now I still love his book. I sometimes force my friend to read the book and it makes they think that I’m crazy. 

    I even give the book freely to my friend so they could understand the financial concept that Robert taught. As a usual respond, some like it and some say that this man is making money from selling the books. ‘Kau la buat die kaya’ a usual respond. But for me, I still think that his concept does makes sense rather than the typical go to school and get a good job.

    And my favourite would be the third book ‘Guide to Investing’. I have reread it about 3 to 4 times and still think I would to read it again. So if you love business please read it. It is soo good. Recently he has launched several videos called 'Shooting the Sacred Cows' really awesome. I have put the links below and do watch it on you free time

    As for my local influence I would love Azizi Ali. ‘The Millionaire Landlord’ is very precise and very much related to the local situation. I would consider him as the Malaysian Robert Kiyosaki. The return shown on the book makes me really really makes me wanted to invest in real estate. 

    The best part of the book it thinks would be the appendix because they have included a superb tenancy agreement. And one more thing that really love the book, it teaches you how to deal with your tenant. You don’t have to be mean to your tenant, give them some discount and they would love to pay you early. So simple but it reduces all the headache of tenant management.
