Pusat Komersial Seksyen 7 Shah Alam Is It a Good Buy?

For those who dont know this place its nearby the pintu belakang Uitm Shah Alam...I think it is the nearest apartment from the Uitm pintu belakang..

I could say that this is one of the best location for landlord who targets the Uitm student

My reason is simply because
  • nearest apartment from Uitm in fact walking distance to the campus
  • lots of shops down stair of the apartment such as mamak stall,pizza,kfc,7e,workshop,bridal shop,cyber cafe,petrol station,giant and basically you could get anything there
  • i-city is only a walking distance also
The only draw back of the apartment is the parking lots..as each of the students owns a car..so a house of six person will have six car and that will cause very limited parking spaces

The most favorable block will be the block near to the main road, looks for block which start with this shop pelita,barra,molek,nasi lemak cinta sayang..most of the student prefers to rent here compared to the block near to the federal highway

The busiest block is the the block with the Barra Restaurant

That is some of the basic info regarding the area.. So lets do the math I think it is more important

Return on investment (Annual Return/ Down payment)

So you decide yourself is it a good investment..as for me I would prefer the Valencia apartment
because the return is higher

    Hukum No Money Down Strategy


    Walaupun ako nak kaya cepat by buying property ako actually very cautious bab-bab halal haram ini. Ako tak nak lah kaya tapi dengan cara haram. Its not me. So since I have decide to buy property I was a bit curious on the hukum of the loan.

    I'm using the No Money Down strategy or is well known as 'Ambil Loan Lebih' to buy the first property. For who does not know the 'Ambil Loan Lebih' strategy, it is basically marking up the price in the S&P so the bank will give you extra loan. As simple as that. So this means that you does not need to come out with your own down payment. It all covered by banks.

    My curiosity lead me to use the man kind problem solver 'Google'. I was hard to find an ustaz to explain the monetary system especially in Malaysia. But thanks to Ustaz Zaharuddin for providing a superb information on the banking system and the monetary system.

    In his article Teknik Dapat Duit Lebih dari Bank, Bolehkah? he explain the use of this technique. Ako tak nak re explain the article sebab risau kalau-kalau ako misinterpret pulak nanti. So its good for you guys to read it yourself and interpret it yourself.

    The article definitely makes me feels much better. The website is very good for muslim to get the right information from the right people.     I'm Too Obsess With Youtube

    I even watch how to massage myself on youtube...and before this I even watch how to check my car minyak hitam..actually I could just asked my friends..however I rather prefer youtube lol..here are my massage video...enjoyy!

    My Biggest Influence





    The person that really change my mind set is Robert Kiyosaki. I suddenly read his book when I was 16 years old and until now I still love his book. I sometimes force my friend to read the book and it makes they think that I’m crazy. 

    I even give the book freely to my friend so they could understand the financial concept that Robert taught. As a usual respond, some like it and some say that this man is making money from selling the books. ‘Kau la buat die kaya’ a usual respond. But for me, I still think that his concept does makes sense rather than the typical go to school and get a good job.

    And my favourite would be the third book ‘Guide to Investing’. I have reread it about 3 to 4 times and still think I would to read it again. So if you love business please read it. It is soo good. Recently he has launched several videos called 'Shooting the Sacred Cows' really awesome. I have put the links below and do watch it on you free time

    As for my local influence I would love Azizi Ali. ‘The Millionaire Landlord’ is very precise and very much related to the local situation. I would consider him as the Malaysian Robert Kiyosaki. The return shown on the book makes me really really makes me wanted to invest in real estate. 

    The best part of the book it thinks would be the appendix because they have included a superb tenancy agreement. And one more thing that really love the book, it teaches you how to deal with your tenant. You don’t have to be mean to your tenant, give them some discount and they would love to pay you early. So simple but it reduces all the headache of tenant management.

    In a conclusion you will get back your money back in 3 years and still have the properties with you after that. Its a good investment for me


    However further homework should be made as there are lots of thing that will that can change the investment.
